Home Owners' Policies

PHONE SERVICE
Homeowners are required to keep an operational phone line in service on-site while rental guests occupy a property.  The phone line should be limited to local calls only as we will not bill for long distance calls after departure of the rental guest.  The rental guests are informed that there are landlines available for local & emergency calls but require a cell phone or calling card to make long distance calls.  You must have an operational landline for rental guests to access an emergency line and make local calls if necessary.

APPLIANCES

It is the responsibility of the homeowner to ensure that all appliances on-site are functioning.  This includes all kitchen and laundry appliances.  Appliances must include the following: refrigerator, dishwasher, stove/oven, microwave, garbage disposal, washer & dryer.  All small appliances listed in the required rental inventory list must be operational as well.  In the event a rental client has been checked into a property and appliances are found not to be in operational order it is considered an emergency and they will be fixed and billed from the maintenance deposit.

MAINTENANCE DEPOSIT

Maintenance deposit of $500 is retained from the first rental guest’s fees so that there are no out-of-pocket expenses to our homeowners.  In the event an expense is incurred and charged to the maintenance deposit, the deposit level of $500 will be reestablished with the next guest’s fees.

CHECK-IN
Check-in time is 3:00 pm.  If you would like to have your guests or family pick-up keys from the rental office they may do so during normal office hours.  We ask that personal visitors arriving just prior or just after a rental guest use the check-in and check-out times we have established to ensure our cleaning staff has an opportunity to clean the property.  All cleaning fees resulting from family or guests will be billed directly to the homeowner from our cleaning service.

CHECK-OUT
Check-out time is 11:00 am.  We ask that if they are arriving just prior or just after a rental guest they use the check-in and check-out times we have established to ensure our cleaning staff has an opportunity to clean the property.

KEY & REMOTES

We are not responsible for keys or gate/garage remotes lost by family and friends during their visit.  These remotes must be maintained on-site to keep the properties in rental ready condition.  Please advise family and friends that they must return keys to the rental office and keep all remotes accessible upon departure.

LOST, STOLEN OR ITEMS LEFT AFTER CHECK-OUT

We are not responsible for lost or stolen articles. Please contact our sales office immediately for items left behind and we will do our utmost to facilitate a return.  We are not responsible for items left on-site.

EMERGENCIES
Police, fire and ambulance dial 911 from the landline phone at the property.  There must be a landline installed and available for the rental guest to access 911 in the event of an emergency.

9:00 am – 5:00 pm Monday – Thursday, Noon – 3:00 Saturday & Sunday, Closed Friday

No Pets Allowed without Prior Written Consent from Coldwell Banker On-Site Sales Office
No Smoking Allowed in ANY Property
RV Parking Not Available
